Everything you need to know to enjoy your stay


There are 3 rules to ensure all our guests have a safe and pleasant stay:

·      No Smoking · No Pets · Maximum 12 guests

·      We also appreciate not wearing outdoor shoes inside the house. 

Check in: 5pm · Check out: 10am (we arrive at 9am to tend the garden)

Please phone us with any problems while you’re here – not afterwards

·      Keys: When you leave the house please leave the keys in the key safe 

·      When you’re inside the house leave the keys in the inside lock of the front door. Please do not remove keys from any other locks.

Every time you leave the house please ensure all external doors are locked and all ground floor windows closed

Parking Always follow the operating instructions by parking gate. Ensure the pathway (Yellow Rope) of the gate swing is completely clear before use.

Do not park or stop inside the yellow rope.

·      Printed manuals for all kitchen appliances are in the guest folder. There are video user guides on our vimeo channel

The Aga is in use October to April and switched off May – September

Rubbish and Recycling: 

·      Metal bin = refuse. Empty into black wheelie bin. Spare bags under sink. Wheelie bin emptied before 7am Mondays from the driveway.

·      Plastic flip top bin is for recycling glass ONLY (we take to bottle bank). Leave any surplus glass in a bin bag by the wheelie bins.

·      Sorry, there is no other recycling due to commercial waste rules.

Garden games, indoor games, DVDs and books. These are not guaranteed COVID free. Please don’t use for your first 72 hours to quarantine.

Please be aware of the large glass windows when playing ball games outside. You can play football in the park.


The Wood Burner – You must read the instructions before use

·      Only adults should operate the wood burner. It gets very hot.

·      The fireguard must be in place when young children are present 

·      Children must not be left unsupervised when the fire is burning

Hot Water and Gas Central Heating

·      See our video guide

·      In colder weather the central heating is scheduled 06:00-10:00 at 21C · 10:00-16:00 at 20C and 23:00-06:00 at 18C.

·      The hot water is stored in a large tank (so is not unlimited) and programmed to be hot 06:00-10:00 and 16:00-22:00

·      The mirrored thermostat in the hallway automatically controls the heating and hot water

·      If you require extra hot water press the concealed button (on top of the unit) on the hallway Hive thermostat. 

·      Each press gives an extra ‘boost’ +1 hour up to a maximum of 6 hours.

·      There are thermostats on all the radiators

·      If there are any problems with the heating or hot water please call us immediately and we can help. We can control the heating remotely.

Laundry Miele washing machine and Miele condenser tumble dryer 

·      Quick start guides provided at

·      Clothes line is in the courtyard, drying racks, clothes pegs, steam iron, ironing board and laundry detergent are all provided.

·      Don't put shoes or sandy items in the washing machine or dryer - these appliances are used to wash guest bed linens and towels.

Out and about – Supermarkets and Petrol, Electric Charge Point

·      Supermarkets: Co-Op (5 minutes walk) Morrisons (15 minutes walk) Lidl (20 minutes walk) Larger Co-Op (20 minutes walk).

·      Supermarkets further afield: Sainsbury’s (with petrol) and Waitrose -North Walsham. Tesco (no petrol) Sheringham, M&S /BP outlet Burgh Road, Aylsham

·      Petrol: Morrisons petrol station in the centre of Cromer (1 mile away, 5 minutes drive) on Holt Road. Morrisons supermarket: Charge points
